What Goes Into It

Four things a real estate site has to do.

Listings from your MLS

IDX integration so every active listing in your market is searchable on your site, with your listings featured, saved searches and alerts that bring the buyer back to you rather than the portal.

Neighborhood pages you own

A page for every town, neighborhood and school district you sell in, with the market, the sold history, the commute and the life there. Those are the pages that rank and that the portals cannot write.

Agent and team profiles

Real portraits, sold listings, reviews and the areas each agent covers. A seller interviewing three agents reads the profile before the listing presentation.

Lead capture into your CRM

Home valuation, buyer registration and showing requests routed into the CRM you already run, with every lead tagged by the page and the neighborhood that produced it.

What a real estate website has to do

What a real estate website has to do

Buyers and sellers arrive at an agent’s site from two directions. The buyer wants to search listings and will leave for a portal if the search is worse; the site needs live IDX listings, saved searches and alerts that make it worth staying. The seller wants to know who you are, what you have sold nearby and what their home is worth; the site needs agent profiles, sold history by town and a valuation form that leads to a conversation.

Both arrive from search, and the search an agent can win is the local one: “homes for sale in [town],” the neighborhood, the school district. That takes a page per area with real content, listings embedded, schema markup and a fast load on a phone. The real estate SEO work runs on that structure after launch.

Why agents and brokerages choose SEO Locale

Why agents and brokerages choose SEO Locale

Because the designers and developers sit beside the people who have run real estate search campaigns and know which agent sites produce leads: the ones with neighborhood pages the portals cannot match, the agent on the page and a valuation form that reaches a CRM within the minute. We build in-house on WordPress with IDX connected to your MLS, lead routing into the CRM you already use, and a site the agent or brokerage owns outright from launch, which most real estate site vendors do not offer.

Why a Real Estate Site Is Different

The portals have the listings. You have the neighborhood.

A buyer can see every listing on the portals, so an agent’s site cannot win by showing listings. It wins by owning the neighborhood: the pages about the towns and the school districts, the sold history, the market notes and the face that goes with them. A real estate site that is a template with a search box is a worse version of the portal the buyer just left.

SEO Locale has been handling the marketing for our company, Sector Bay Laundry, for about 6 months. We moved on from another company, and the work ethic and responsiveness have been a night and day difference. I can't point out one specific person because the entire team as…

SEO Locale has been incredible to work with. We had been using another company before them, and the results were very poor so partnering with SEO Locale was a breath of fresh air. From day one the difference in communication, professionalism, and results was obvious. Nick and…

We’ve been working with SEO Locale for over a year now, and the impact has been great. They took the time to understand our niche in exotic car exhausts and built an SEO strategy that fits our brand perfectly. We’ve seen stronger organic traffic, better keyword rankings, and…

I had a really good impression of Nick and the team but unfortunately they significantly underdelivered on what was promised. With two days left after our first month all we had received was a list of keywords and a few articles that were almost certainly AI generated, about 20%…

FAQ

Questions about real estate web design

What agents, teams and brokers ask before a rebuild.

Can the site show live listings from our MLS?

Yes, through IDX integration with your MLS: map search, filters, saved searches, listing alerts and your own listings featured, all on your domain. The specifics depend on your MLS and its IDX rules, which we check before the proposal.

Do leads go into our CRM?

Yes. Valuation requests, buyer registrations and showing requests post into the CRM you already run, tagged with the page and the neighborhood that produced them, and also reach the agent by text so follow-up starts within the minute.

Why not just use the brokerage’s site or a template vendor?

Because you do not own either, and neither ranks. A brokerage page is one of hundreds that look the same; a vendor site belongs to the vendor and goes away when the plan does. A site you own, with neighborhood pages you wrote, keeps working and keeps ranking whichever brokerage you hang your license with.

Will the site rank for “homes for sale in [town]”?

It is built to compete for it. The portals own the generic version, but a page per town and neighborhood with real content, live listings embedded, schema markup and a fast load can rank for the local and long-tail versions. The same team runs real estate SEO afterward if you want it.

How long does a real estate website take?

Six to ten weeks for an agent or team site, from approved design to launch. Brokerage sites with many agents and custom IDX work take longer, and the proposal says how long. The pace is usually set by the neighborhood copy and by the IDX approval from your MLS.

Who owns the site?

You do, from day one. Domain, hosting, code and the neighborhood content are in your name, every login is handed over at launch and the site moves with you if you change brokerages. Support runs month to month with no contract that holds the site hostage.

What buyers and sellers need from a real estate website

The buyer wants a search that is at least as good as the portal’s, with the map, the filters, the photos and the alerts, and a reason to stay: the neighborhood pages that tell them what living there is like, written by someone who sells there. The seller wants evidence: what you have sold on their street, what clients said, what you think their home is worth and how you market a listing. The referred client wants your face and your number on the first screen. The site is built so each of them gets their thing without scrolling through the others.

Neighborhood pages the portals cannot write

Every town, neighborhood and school district you sell in gets a page with the market, the sold history, the commute, the schools, the parks and the restaurants, with the live listings for that area embedded. Those pages rank for the local searches the portals compete on only generically, and they are what makes a buyer bookmark your site instead of theirs.

Agent profiles a seller trusts

Each agent gets a page with a real portrait, the areas they cover, sold listings, reviews from Google and Zillow, and a direct line. Sellers read the profile before the listing presentation; it should make the presentation shorter.

Features a real estate site needs that a template leaves out

Most agent sites come from the brokerage’s template or a real estate site vendor on a monthly plan, which is why they look alike, rank poorly and belong to the vendor. A site built for your business carries what produces leads and belongs to you.

  • IDX integration with your MLS: map search, filters, saved searches, listing alerts and your own listings featured, on your domain.
  • Neighborhood and town pages with live listings embedded and content you own, built from a structure you can add to as your area grows.
  • Home valuation and buyer registration forms routed into your CRM, tagged with the page and the neighborhood that produced them, with follow-up that starts within the minute.
  • Agent and team profiles with sold listings and reviews pulled from Google and Zillow.
  • Listing pages for your own inventory with photo galleries, video, floor plans and showing requests, and sold pages that stay up as proof.
  • Market report pages you can update monthly, which rank and which sellers read.
  • Real estate agent and FAQ schema markup, and a build that loads fast on a phone with a map search on it.

Agent and brokerage sites are built on WordPress so the team can add a neighborhood, a market report or an agent without a developer, and because it is the platform the real estate SEO work runs on afterward.

How a real estate website build runs

It starts with a free review of the site you have, read by a person: whether the listings search holds a buyer, whether the neighborhoods you sell in are on the site, whether a valuation request reaches you, how fast it loads. The proposal that follows carries a fixed price and a timeline, usually six to ten weeks for an agent or team site and longer for a brokerage with many agents. No packages, because a solo agent in two towns and a sixty-agent brokerage are different builds.

Design is done on a phone first, where buyers search, and you approve the home page, a neighborhood page, the listing search and the valuation flow before any code is written. We write the neighborhood copy from a conversation with the agents who sell there, which is the content the portals cannot match. Portraits and listing photography are arranged if you need them.

The build is coded in-house in Montgomeryville, connected to your MLS through IDX and to your CRM for leads, tested on real phones and launched on hosting in your name with every login handed over. Support runs month to month, and the same team can take on the SEO, the paid search and the social campaigns afterward.

A site is the middle of the work, not the end of it. Web design builds it, real estate SEO and local SEO get it found for the neighborhood searches, and social media marketing puts the listings where buyers scroll.
